Rental Tips & Guidelines

imagery

So you're searching for a holiday home rental in Prince Edward County!

Outlined below are some rental tips and information we hope will answer your questions and help make your holiday experience an enjoyable one!

YOUR RESPONSIBILITIES

  • Once your reservation has been confirmed, you will be able to download a Holiday Home Information Sheet for the property you have selected. This sheet contains the "Household Rules” (emergency numbers, garbage disposal and septic information, etc.) as well as the location of marinas, local stores and attractions, fishing and other tourist information provided to make your stay more enjoyable. Please read and follow the information and instructions for the holiday home. This information is also posted at the property.
  • If there is a problem or emergency during your stay, please refer to the contact information provided on the Information Sheet.
  • Although a boat may not be provided in your rental, a few local marinas do rent fishing boats and other watercraft. We can tell you where the closest boat launch is if you're bringing your own watercraft.

MINIMUM BOOKING PERIOD

During the high season, the minimum booking period is one week for most properties. During the Low and Winter Season the minimum is usually 2 nights and a few properties rent on a weekly basis only. There may be a 3 night minimum for the following holidays during low season: Family Day, Easter, Victoria Day, Thanksgiving, Christmas, New Years; where a holiday rate isn't posted, weekend rates will apply for Christmas and New Years bookings. There may be some exceptions when there is a last minute cancellation or if there is still availability at the last minute.

LONG WEEKENDS

Long weekend rentals are NOT usually available in the summer High Season (July and August). Victoria Day and Thanksgiving are available at most vacation properties.

MAXIMUM OCCUPANCY

The maximum occupancy is clearly noted on the property webpage as well as the Holiday Home Information Sheet. The number of persons allowed is based on the local Zoning By-Law as well as the limitations of the holiday home. For rural properties, for example, it may be necessary to preserve the demands on the water and septic system. Children over two years of age are considered as occupants and are therefore counted.

GUESTS

For many families, entertaining is part of the holiday. If that's the case for you, make sure the holiday home you rent will accommodate the TOTAL group - guests, children, as well as your own family.

PETS, SMOKING, & ALLERGIES

Vacation properties accepting pets are the only locations where pets are welcome however there will be a pet surcharge (see Extra Fees for rates). There is a maximum of one to two pets per property depending on the property. If renters are found to be disobeying the pet policy at any non-pet holiday home, the pet owner could be asked to leave with no compensation given for lost vacation time and a $150 charge will apply. Please check the holiday home policy for pets.

Pets are only permitted on the property if they have been pre-approved. All pets must be kept on a leash when outside the vacation home and renters are responsible for cleaning up after their pets.

When pets are not allowed but you wish to have your pet close by, dog boarding is available locally. Please ask us for recommendations.

Our vacation properties do not allow smoking inside the premises. You are welcome to smoke outside, however, and we ask you to please dispose of any butts in the containers provided.

Please do not assume that a property is pet free or smoke free just because the holiday home is restricted. Some hosts have pets but still restrict renters from bringing pets. Likewise, the hosts cannot guarantee that previous renters have followed policy. Therefore we take no responsibility for conditions arising from allergies at any holiday home even if it has a NO PETS or NO SMOKING restriction.

If you have allergies, please check the holiday home policy and then check with us if you have any further questions.

GARBAGE DISPOSAL

Specific instructions for garbage disposal are provided on the Information Sheet. Renters will be subject to a disposal fee if the instructions are not followed.

The most important thing to remember is to NEVER leave garbage outside unless it's in a container.

CLEANING & LINENS

Standard policy with private holiday home rentals is for guests to leave the property as they found it and this may include general cleanliness - please check the Linens, Supplies, & Cleaning section of the property webpage for specifics. Cleaning is now included at most of our properties, but if cleaning service is not included with your rental, you can pre-arrange for this service for an additional fee; the rate ranges from $45 - $90 depending on the property. Cleaning supplies and a check list are provided. If you have elected to do your own cleaning, the property will be inspected as soon as you depart to make sure that it will be ready for the incoming renters. Failure to clean can result in a cleaning fee claim against your security deposit.

Blankets and pillows are provided at all holiday homes however you may be required to bring your own sheets/pillowcases, bath towels, and kitchen linens. Please check the Linens, Supplies, & Cleaning section of the property webpage for specifics. Linen service is available at most vacation properties for an additional fee. The availability and cost for these additional services must be confirmed at the time of booking.

EXTRA FEES

Cleaning: Where cleaning service is not included with your rental, you can choose to pre-pay a cleaning fee (ranges from $45 - $90 depending on property). Where a cleaning service has not been prepaid and the holiday home is not left in the same condition it was received in, a cleaning charge will be deducted from the security deposit.

Linens (Sheets & Towels): Where linens are not included with your rental, you may be able to pay an additional fee to have them provided.

Smoking: Our holiday homes do not allow smoking inside the premises. Where it is found that the renter has contravened the holiday home policy on smoking, a $150 cleaning charge will be deducted from the security deposit.

Pets: Where pets are allowed, a pet surcharge will apply - $75 per week per pet or $16 per night per pet for reservations less than one week in duration. There is a maximum of one to two pets per property depending on the property. Where it is found that the renter has not followed the holiday home policy on pets and it is a non-pet home, a $150 charge will be deducted from the security deposit.

Garbage Disposal: If the renter fails to dispose of garbage and recycling as indicated in the Holiday Home Information Sheet, a charge of up to $100 will be deducted from the security deposit.

Lost/Misplaced Keys: Up to $75 will be deducted from the security deposit for failure to return the keys.

Early Check-in/Late Check-out: A $85 - $100 fee applies for check-ins prior to 4 PM and check-outs after 11 AM. Early check-ins and late check-outs can be pre-arranged and prepaid during low season only. Ask for a complimentary early check-in or late check-out for stays between January and April.

Additional Persons: Local by-laws determine the maximum number of persons that can stay at a vacation property, and it's based on number of bedrooms and parking spaces. The owner of the property can be fined if they exceed this maximum therefore we cannot permit additional persons.

ITEMS TO BRING

All holiday home kitchens are equipped with pots, pans, dishes, glasses, cups, cutlery and utensils. Features such as coffee makers, microwaves, etc. are available at the holiday home if found on the features list for that rental property.

Drinking water: Many holiday homes draw water from either a well or the lake therefore it is advisable to bring drinking water. Large jugs of water can be purchased at the local grocery stores and some holiday homes provide water coolers. Also be aware that water wells can run dry through overuse (showers, laundry, etc.) therefore you will need to practice conservation.

Linens (when not provided): Plan to bring sheets & pillowcases or sleeping bags plus bath towels, as well as dish towels & cloths unless the listing states otherwise. Blankets and pillows are supplied. In some cases kitchen linens and some consumables may be supplied - be sure to read the property listing. Arrangements can sometimes be made to provide linens; a fee will apply and advance notice is required.

Telephone service: Many holiday homes DO NOT have a telephone. If there is a telephone, it will be included in the information sheet for the holiday home. Be aware some owners have a long distance block on their phones. If you are relying on a cell phone, make sure yours has range in this area.

Life jackets: In order for a life jacket to work, it must fit properly; therefore, you should bring your own. One approved life jacket or PFD is required for each person on board any boating vessel.

Water shoes: Although zebra mussels are on the decline, they are still present in our waterways and the moss on the rocks can be slippery. Water shoes are highly recommended. Please keep in mind that swimming conditions vary every year in every lake depending on a number of changing factors such as: the amount of snow melt, lake levels, the amount of rainfall/runoff and the amount of nutrient leeching, weather conditions, if a neighbour or someone further down the lake has fertilized their grass etc. etc. While we make our best efforts to describe swimming/water conditions based on our visit to the holiday home and the information from the owners we cannot make guarantees for things that are out of our control.
